HOA Rules & Guidelines can be found here on our website, please familiarize yourselves with these items. Keep in mind, renters are also subject to covenants & restrictions as well. Your realtor/ management company are required to disclose our Deed Restrictions before you sign the lease agreement.
HOA ANNUAL MEETING
Our annual meeting is typically held in early April of each year at the Fleming Island Library. This meeting is an opportunity for your voice to be heard so we encourage, and welcome, all to attend.
HOA ANNUAL DUES
HOA dues are required to be paid by all residents within 30 days of the mailed notification that provides the specific date and amount. We offer online payments by utilizing the information/links found on our website. Also note that all delinquent accounts are subject to late fees.
IMPORTANT FACTS
Remember we live in a Deed Restricted Neighborhood. This includes no parking in yards, boats or campers in driveways, garbage cans within view, & commercial vehicles in driveways, they can be kept behind a fence. Please consider options such as off- site storage for your larger items.
A COUPLE QUICK NOTES
An Architectural Review Form is required prior to any outside construction. This includes roofing, additions, fences, driveways, Color changes, sheds, Florida rooms/ screen enclosures. This important process is often missed. Do not get your construction project delayed due to the lack of an approved form.
ODDS & ENDS
Keep your ditches clean behind our homes to permit proper drainage. Clean up after your dogs and please keep them on a leash. Vehicles with graphic wrap and any over ¾ ton are not allowed in our neighborhood unless parked in a garage or behind the fence. Spring is a good time to do some keep up the maintenance on our homes such as pressure washing/painting the home and replacing those worn-out fences.
LANDSCAPE TIPS
February is the time to trim back those crepe myrtles and March is the time for the weed & feed. You want to make sure to apply a second application in September. Yellow areas in your turf is fungus created by this wet winter. Avoid mowing these areas, do not water, & apply a fungicide. We are currently under watering restrictions so we should only be watering once per week, with odd addresses watering on Wednesday or Saturday, and even addresses on Thursday or Sunday. Keep in mind this excludes rainfall.
